Past two years had been a whirlwind for practically everyone and every industry, but especially for offices, retail stores, restaurants, and real estate. As Covid related regulations adjusted throughout the period, many of us shifted to new ways of working, shopping, dining out, and living. Many workplaces are empty — or close to it — and some retail locations and restaurants have closed down entirely.


In light of the effects of climate change and the COVID-19 crisis making a significant impact on how properties will be designed and built moving forward. Here are some architectural and interior design trends for commercial properties that we can expect this 2022.

#1: SUSTAINAIBLE DESIGN


There definitely is a leaning towards environmentally-conscious design. The architectural and construction industries shifting gears towards more ecological and sustainable design. This has a lot to do with the heightened sense of wellbeing specially in the post Covid new normal.




Choosing sustainability in buildings is all about minimizing the ecological and environmental impact, ensuring that the indoor environment is healthy for its occupants. The materials used will meet standards that protect against damaging chemical emissions. As we continue learning about the virus’ transmission, we anticipate seeing more guidelines and regulations set for commercial properties, especially new builds. Additionally, as workplaces determine their “new normal” moving forward, we may see changes in typical commercial floor plans, such as using glass partitions to establish an open-but-not-too-open layout.

#2: INDUSTRIAL STYLE


The “warehouse” look—think exposed metal bars, brick or pre-cast concrete walls, and worn-out wood flooring. An industrial theme design is all about converting a building’s working components such as columns, beams, flanges, ducts, and pipes into a stylish aesthetic that gives commercial properties a modern and masculine undertone. From metal furniture to exposed utilities and brick walls to raw wood elements, industrial-style offices pair well with the biophilic trend, creating a unique and creative environment full of personality.





#3: OPEN SPACES FOR ACTIVITIES AND COLLOBORATION


In view of the post Covid new normal spaces will be designed to respond to society’s need for heightened physical distancing. There will be more multi-functional public spaces that can be adapted and transformed for whatever purpose, such as parking lots that can double as food parks. Offices and other commercial buildings are looking for creative outdoor space ideas, including shared terraces and outdoor break/lunch areas.




#4: GREENERY AND NATURE


Commercial designers now more inclined to the idea of bringing nature inside. The popular “biophilic office” refers to the design trend of incorporating plants, living walls, and other greenery into the space, as well as natural features like wood and stone. When implemented professionally, the feeling is of being in the outdoors without actually being outdoors.
